Fort Meyers Sports Facility Economic Impact Analysis

Our team conducted a feasibility and economic impact analysis for a proposed athletic facility within the Fort Myers/Cape Coral, Florida area in collaboration with Card and Associates (C&A). The Facility would be developed by C&A, which operates several similar facilities throughout the country. The intent of this report is to provide C&A and stakeholders in the Fort Myers area with information needed to determine whether the Facility would serve as an economic and community development asset for the region.

Based on all research conducted for this study, PC concludes that the Fort Myers area would greatly benefit socioeconomically from the proposed Facility and would experience no notable drawbacks. The annual economic impact of the Facility is projected to reach $62.7 million once fully operational, and could deliver $2.0 million in annual taxes to Lee County. Though certain facilities in the area provide access to sports amenities, the area is in need of additional facilities (particularly indoor ones) to allow for year-round use. Additionally, given the area’s relatively high median income, older median age, and significant share of non-labor income, C&A may consider offering discounted senior access to activities aligned with older demographics. The Facility would serve as a nexus for a wide variety of sports activities and is expected to draw visitors from a broad market rather than rely solely on local populations.
